If your business is buying, fixing and flipping residential properties then this loan program is for you!
This program is designed to finance fix/flip investment properties. This program specializes in loans under $3,000,000 and is for residential properties up to four units. For residential investors, we provide first lien short-term financing, for residential fix/flip properties (1-4 units) and up to 30 year financing for residential rental properties (1-4 units). Loan Overview 1. Advance rates up to 100% of costs 2. Interest rates as low as 8.0% 3. Must own a minimum of 3 properties, 4. Up to 70% of value when completed 5. 12-month term. 6. Lender rates are on case by case basis. Repeat customers with a sold track record will receive better rates. New investors are an unknown risk and will have slightly higher rates. 7. Lender origination fees will be between 1 to 3 percent of the loan amount. The lender is looking to churn their funds. The quicker the home can be purchased, rehabbed and then financed the lower the lender fee. Product Criteria Business purpose loans for investment 1. Property types: 1-4 unit residential 2. Loan purpose: purchase, refinance, fix & flip, stabilize, rehab, cash out 3. Minimum loan amount $50K for fix & flip, $85K for rental | No maximum loan amount on fix & flip loans 4. $1MM on rental loans 5. Personal guaranty required 6. Borrower experience preferred 7. Rental Program Financing your rental property just got a whole lot easier!
Our rental program focuses on income producing homes that investors are looking to finance and hold. This program specializes in loans between $85,000 and $1,000,000 and is for residential properties up to four units. This is a two year loan. This would enable a new investor to create a two year rental history to qualify the rental income to be included in the DTI analysis for a Fannie Mae loan. Without the history the rental income is not included in the borrower's income. Moving the financing to our Long Term lender will remove the financing history from credit bureau reporting going forward. Loan Overview
