I have been in the real estate industry since 1972.  At that time I was an auditor with Haskins & Sells, CPA's.  One of the clients I audited was Hovnanian Bros., a major real estate developer in NY and NJ.  I later became the Corporate Controller for Beacon Financial Group a developer of Real Estate Limited Partnerships.

In the late 70's I obtained my first Real Estate license in NJ and over time I have a license in Hilton Head, SC, Asheville, NC, Northeastern TN and then Raleigh and Wilmington NC.  I came to Wilmington in 2006.  From 1997 to 2007 I was a licensed NC Loan Offer and then a Branch Manager in Raleigh for the nation's largest Mortgage Broker, Carteret Mortgage.  We had over 2,000 loan offers through out the country.

I mention all of this in an attempt to separate myself from the vast majority of realtors who only know real estate and have very little understanding of real estate financing.  There are many times I was able to help my client move into a home where I had to guide the loan officer past the problem areas.

I recently had a university professor moving from Florida to NC.  Because she was employed in Florida and not NC the LO wanted to classify the NC property as a second home since it would obviously be too far from Florida and her employer to commute.  I had become friends with my client and asked her what she was teaching this semester.  She explained that it was an Internet course.  An alarm went off for me.  I asked her "so you could teach this course from anywhere in the country?  All you need is Internet access?"  Game changer!  Wilmington could now be considered her primary home.  We were able to close a month earlier.

First Time Home Buyer
