Real Estate Investor Services, LLC
Real Estate Investing
Investors in residential real estate need to be flexible, fast and smart to profit in this market, and they need a lender who can keep up. As the population of renters continues to climb, landlords require financing from a lender who understands their needs. Whether you are looking to fix and flip, purchase or refi, build your portfolio or update your current rentals, we have loans that enable the modern investor to prosper. What makes us different
We have affiliated with a few lenders who focus on the needs of experienced local residential investors. Combined they have originated more than 4,000 loans in the past two years alone. Investors value their fast, simple and dependable process. We focus on investors who want to add single family and 1-4 unit multi-family properties to their portfolios. We have financing for purchase and rehab to flip or hold. We provide leverage via financing to free up dollars that would otherwise be locked up in the portfolio – dollars that can be used for acquiring more properties or for any other purpose. There is no limit on the number of properties held for rent.
We focus on the property
REIS is there with loan products designed exclusively for the short term for fix and flip and long term for landlords. Loans are credit score driven – no income verification necessary. With rates as low as 6.50% and LTV’s up to 80%, our real estate financing allows the modern investor to prosper.

Appraisal
We will order your appraisal through one of our approved appraisal partners. Get Funded
Because our lenders are fully funded portfolio lenders we do not have long waiting periods. Once your appraisal is ordered we typically close within 21 business days. Loans are generally funded within 48 hours of closing. Cash Out
Unlike most conventional lenders who require 12 months seasoning, our longer term rental lender allows you to cash out on the 31st day of ownership at appraised value. This is perfect for rehab to rent scenarios allowing the borrower to pay off the “fix and flip” loan by flipping it to itself and potentially unlock equity to purchase additional properties or use any other way. LTV’s on the cash out are 70% if owned less than 12 months and 75% is owned for more than 12 months.
